The housing stock is 1978 at the median and 55.0% of it predates 1980. Only 12.8% was built this century. Two roof cycles have already run through that stock, and Pinellas sits in the Florida Building Code's wind-borne debris region, which is what turns roof re-nailing and impact glazing into insurable line items rather than upgrades.

The headline fact is one nothing on this site said before: there are more mobile homes in Largo than detached houses — 14,131 against 13,942, out of 50,411 total units. That rewrites which trades are sellable. A manufactured home in a resident-owned 55-plus park does not get a tile roof, a screened pool cage, a paver driveway or a seawall. It does get a roof-over, an AC replacement, pest control, and — because the person inside it is seventy — hearing aids, an assisted living place eventually, and a will.

One number to handle carefully. Three sources publish three different median home values for Largo: $271,300 from the ACS 2024 1-year release for all owner-occupied units, $298,896 from the City of Largo, explicitly single-family and sourced to ESRI, and $229,100 from a different vintage of the same ACS series. They answer three different questions, and the difference is roughly the fourteen thousand manufactured homes. Anyone quoting a Largo home value has to say which one.

Who ranks for Largo trade searches today?

Largo businesses, mostly — which makes it the exception among the six towns. Across six trade queries read on 2026-07-27, Largo returns a dense field of providers physically headquartered in Largo, verified by fetching each one's own site for a published address rather than by reading the domain name.

The out-of-town intrusions that do appear are single satellite service-area pages sitting among the locals rather than above a vacuum — one from Clearwater (Done Rite Roofing, whose own contact page describes it as a leading roofing contractor in Clearwater) and one from Dunedin (Green Leaf Roofing, at 1350 County Rd 1) — plus national franchise location pages.

That is good news for the offer and it is also the harder fight. Largo is not a Clearwater spillover in search terms; it is its own provider market, and in senior living it is a denser one than Clearwater relative to population. A Largo contract is a real territory with a real field to win against, not a rounding error on a Clearwater campaign.

One limitation, stated rather than hidden: no local pack was observed on any of the six queries, because the search tooling this reading used returns no pack structure at all. Where does a Largo business get cited?

The Central Pinellas Chamber of Commerce, whose seat is 801 W Bay Dr in Largo, is the one Largo-specific authority surface and should be the first citation a Largo client buys. Its member records render client-side, so a listing there is currently worth more to a human than to an AI fetcher.
