Hitman Marketing

Seminole, Florida

Seminole looks north to Largo and south to St. Petersburg. Not to Clearwater.

Seminole, Florida is the second-oldest and second-smallest town in the Hitman Marketing service area: 19,396 people in the incorporated city at a median age of 55.3, 33.5% of them aged 65 or over against 26.4% county-wide, and 72.7% owner-occupancy on an above-county household income.

Ten AHCA-licensed assisted living facilities holding 586 beds sit in Seminole, the Inn at Freedom Square alone carrying 200. That is the highest bed count per head in the six towns after Dunedin, from a town fifth of six by population.

33.5% of Seminole city residents are 65 or over against 26.4% county-wide, and three national or roll-up hearing brands hold physical Seminole addresses. The chain density here is higher than Clearwater's, which makes this a harder town in the trade rather than an easier one.

The trade where the tight-radius argument is best supported: four providers with verified Seminole street addresses or Seminole-only positioning surfaced organically, including an exact-match domain held by a local operator rather than a lead-generation network.

The only confirmed national-franchise incursion into any of the six towns: Screenmobile's St. Petersburg unit publishes Seminole in its served-area list and covers ZIPs 33772 and 33776 while listing no Clearwater ZIP at all. Contested, not empty.

What kind of market is Seminole?

Old and comfortable, in the middle of the six-town set. Median household income is $75,774, above the county's $72,646, and the median home value is $348,500, just below it. Seminole is also the only one of the six towns that sits south of Largo, which is a real if modest argument for its inclusion.

33.5%
Share of Seminole city residents aged 65 or over, against 26.4% across Pinellas County — already one of the oldest counties in the United States.Census Reporter, ACS 2020–2024 5-year, table B01001 (2026-07-27)

The first thing to get right is that the name covers two places of very different size, and most published figures do not say which one they mean. The incorporated City of Seminole holds 19,396 people in 5.18 square miles. The Seminole mailing address — ZIP code tabulation areas 33772, 33776, 33777 and 33778 — holds 71,678. The city's own website publishes a third figure of roughly 100,000 for a "Greater Seminole" area, which appears to reuse the number it gives for the fire district. Every figure on this page states which geography it measures.

The construction-era mix comes out backwards from the story the rest of this site tells. Seminole city is newer than Pinellas County — 54.1% of units predate 1980 against the county's 58.8% — so a roofing pitch built on old Pinellas housing stock is weaker here, not stronger. It is the one expectation in the research that reversed on contact with the data, and it is recorded rather than smoothed over.

The structure mix is the consequential finding. 24.6% of the incorporated city's housing units sit in buildings of twenty or more, and another 13.0% are manufactured homes. Between them that is 37.6% of the stock which does not generate a household-level roof, pool cage, seawall, impact-window or paver decision: condominium associations and manufactured-home parks buy those once, at board level, on bid. The trades that survive that filter are the ones that follow the person rather than the parcel — hearing aids, estate planning, senior living — plus the recurring services a resident still buys individually.

Who ranks for Seminole trade searches today?

It depends entirely on the trade — and one thing contaminates all of it. Seminole County, Florida is metropolitan Orlando, 170 kilometres away, and it competes for the same string. It won slots in two of the five sets of results read on 2026-07-27.

Pool service and pest control both sustain a genuinely local field. Four pool providers surfaced with Seminole street addresses or Seminole-only positioning, including an exact-match domain held by an operator rather than a lead-generation network. Pest control returned three Seminole 33772 street addresses under a thick directory layer — and also a subdomain-per-city lead-generation template running on an Atlanta apex domain, which is the doorway pattern this site argues against, alive in this town's results.

Roofing is the weakest field of the five tested: six of eight slots are directories or out-of-town service-area pages, one of them served from a domain named for Hernando County, two counties north.

Where the field is not local, it does not fill from Clearwater. Not one query returned a Clearwater-based provider. A national screen-enclosure franchise reaches Seminole from a St. Petersburg unit whose published service ZIPs include 33772 and 33776 and no Clearwater ZIP at all. Anthony's Air Conditioning, a Seminole-based HVAC contractor, leads its own title tag with St. Petersburg and puts Clearwater fourth in the body list.

Counting town names in the rendered text of four Seminole-positioned provider sites gives the same answer four times: Largo is the adjacency Seminole businesses name. Dunedin appears on none of them. The geometry agrees — Seminole's market circle overlaps Largo's and does not touch Clearwater's, which sits 14.1 kilometres away with a 4.1 kilometre gap between the two. Seminole belongs in this service area through Largo, and that is a different argument from the one the site used to make.

Where does a Seminole business get cited?

Seminole has no strong crawlable business directory of its own. The Greater Seminole Area Chamber's member search is an iframe to a third-party host that renders no member records server-side, so a listing there is real for humans and near-invisible to a crawler. The surfaces worth pursuing are civic and editorial instead.

  • St. Petersburg College's Seminole campus partner page — the URL path is literally friends-partners, and an education-domain partner mention is the highest-authority citation available in this town.
  • Beacon Media's Seminole Beaches edition, which runs a standing "Around Town: Seminole news briefs" column. The best earned-coverage target here.
  • The City of Seminole's community-links page, a genuinely crawlable civic hub linking the chamber, the historical society, the library and the college — with a caveat: it returned HTTP 403 on three attempts on 2026-07-28 while other pages on the same host returned 200, so verify before relying on it.
  • The Seminole Community Library calendar and the Seminole Historical Society — dated, crawlable civic mentions, both reachable from the city site.
  • One practical note: the chamber sits at 9200 113th St, directly across from City Hall at 9199. The civic centre, library, college campus and chamber are one walkable cluster, which matters to anyone planning a physical presence or an event sponsorship.

The rest of the service area

Six towns, six separate ranking problems. Clearwater’s winners do not carry outward — not one of the four firms holding Clearwater’s roofing results appears on Dunedin’s — so each of these has its own field, its own incumbents and its own page.
